Construction Project Manager
We are looking for a passionate Construction Project Manager to operate in a leadership role. The candidate must have a minimum of 5 years of work experience in this or a similar role and must be familiar with all aspects of real estate development. The responsibilities for this position include but are not limited to:
- In charge of the overall execution of development and construction.
- Attend meetings with architects and contractors; ensure design and construction documents meet our requirements; review project design and drawings
- Formulate and manage ongoing schedules; ensure timely completion of projects.
- Assess the physical condition of our assets.
- Negotiate with third-party contractors to confirm the scope of works;
- Conduct regular progress reports.
- Represent Hemisphere to communicate with Government Authorities.
- Communicate and work with lawyers; review draft contracts and terms of agreements.
- Assure safety compliance on site.
- Coordinate and cooperate with all departments.
- Participate in different projects simultaneously.
Essential Requirements:
- At least five(5) years of experience.
- Bachelor’s degree in one of the following fields: Civil Engineering, Construction Management, Architecture, other related majors or equivalent experience.
- Have in-depth knowledge of permits and certificates.
- Solid understanding of all kinds of building code requirements.
- Detail-oriented self-starter.
- Strong time management skills.
- Strong problem-solving skills and the ability to resolve conflicts
- Ability to work on site and corporate offices (The candidate may need to work at different project locations in Massachusetts)
- Must have excellent written and oral communication skills;
- Must have a valid driver’s license

Job Duties:
- Investigate and identify senior housing market and 40B market trends and potential opportunities throughout Massachusetts to accumulate and distribute important data involving various characteristics including housing type and housing size; utilize R to visualize housing data and make reports, to help design purposes and decision make.
- Calculate both state build and different modular build cost for the 40B project in preparation to apply for a zoning process while conducting further research into building material and shipping costs from China to the United States.
- Initiate and complete extensive investigations into restaurants and hotels in the Boston financial district, discovering the average daily rate while tracking daily check in rate. Based on historic data, using R to find out most suitable regression model for predictions of potential future returns to increase profitable decision-making for an ongoing hotel project.
- Oversee the entire expense reconciliation process to guarantee returns by accumulating and monitoring incoming invoices, administering invoice reconciliation, receiving approval and completing the payment verification process before conducting the reconciliation of monthly business unit expenses in a timely and efficient manner.
- Follow-up all aspects of the construction process including demolition, tank removal, environmental test, site maintenance, neighbor complain, firearm test, back flow repairment.
- Observe, analyze and provide suggestions on proposed financial contracts to increase the effectiveness of the support and assistance in negotiating contracts with contractors while planning out, managing and directing the work scope and pricing.
- Achieve exceptional individual investments and expected returns by efficiently evaluating and recording detailed interpretations of the predicted returns, variances and standard deviations to maximize impressive results.
Work Schedule:
• Number of hours per week: 40 hours per week
• Daily Work Schedule: Mon to Fri 8:00 a.m. to 5:00 p.m
Education:
U.S. Master of Applied Economics or a closely related subject matter.
Skills:
Graduate coursework to include, coursework in: International Economics & Policy (3 credits); Benefit & Cost Analysis (3 credits); and Survey of Mathematical Methods in Economics (3 credits)
